Should I switch estate agent?

Hi everyone. My wife and I put our property in south London on the market with an estate agent 3 weeks ago. We’ve had just 1 viewing so far. In our last catch up this week the agent was adamant it wasn’t a problem and that we would get offers. It get a bit like we were being fobbed off. 

Could any more experienced heads offer some advice? Is it unusual to get just 1 viewing at this stage? Should we really be thinking about dropping our asking price and / or changing agent?

    I think it is the price. There are a lot of flats around Hither Green area that is below £450k and they're done to a higher spec.

  • Are there 2 pics of the same bedroom? Really bizarre. Think people will see there are a lot of work to do. Does the price reflect this?

    In addition to comments from others, 3 weeks is not long.  How long is your sole agent agreement?

    I'd say that if don't get the viewings, it's clearly the price. 
    This is the research you can do yourself, look at your area, similar properties and see how you fare. Look at sold prices. Keep a list of what's on the market to see what sells and how long it takes. That will tell you the real price, not what an EA dreams after a  hot bath
  • Also......I just looked on Land Registry data....you have made a fantastic investment in 2013 (assuming that you bought it in 2013).

    Blimey its mad down South. You get a 5 bed detached in a nice area for that money up here. Seriously though, the photo dont show it off well at all. Its not really well presented.

    Too expensive, and pics arent great.

    Get rid of the units in the living room to show the space - Photo 2
    Spruce up your garden, it looks depressing, just get some nice potted plants and place them accordingly, cut the grass and remove that dead looking plant? - Photo 3
    Remove all the clutter so its the the bed and units only - Picture 6, 7
    Remove clutter (on top of draws, and that grey/brown box thing) - Picture 8
    Remove amazon boxes on top of kitchen units (shows lack of storage space) - Picture 10
    Personally, id take the shower curtain down, or install a screen, as it just doesnt look nice, but thats just me - Picture 11
