Can’t Sell our Flat - Options?

    In my area, new build flats, not too different from yours as far as interior go have been marketed at around £450k without benfit of a parking space! These come at an additional cost of approx £19k where available.

    Yours is a decent atttractive flat, but the photo of the balcony really does the flat no favours & the photo of the lounge looking towards the kitchen area could do with lightening. Still these should'nt really affect people showing an interest in the property. St Alban's is a popular area, especially with commuters, so should appeal to quite a few potential buyers in normal times.

    However, as others have mentioned, due to the uncertainty of ongoing employment for many people thanks to covid, they're wary of taking any kind of additional financial commitment, so it's not the best time to be marketing a property.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

  • It's a funny market at the moment. Estate agents are saying they're struggling to keep up with demand, especially now with the stamp duty holiday. Yet all I see on Rightmove are price reductions until properties reach a price they will sell for.
    As we head into Autumn/Winter people will be less inclined to think about moving (as is usually the case) and add into that mix the expecation of a large number of redundancies as the furlough scheme ends, a possible second spike of Covid and the uncertainty of what is happening to us after 1st January when we actually leave the EU.........

    I agree with you re: no mention of ground rent/service charge, though it's good to see the length of the leasehold is shown.  I'm looking at 2 bed flats at the moment and it really annoys me that the information I need isn't there.  Buyers shouldn't be chasing sellers/EAs for basic information like that, tends to make me think there's a reason it's not being mentioned (and not a good one at that).

    sold before lockdown last year 1/2 mile sort on price asending
    a few to look at for comparison.

    I think the biggest problem is lots of choice so people can be picky and I recall there was massive development along the canal around Aspley which for commuters will be much closer to the station.

    It does look nice. I would ask that the EA come back and take a picture of the balcony etc in the sun.
