ATE [ Authority to Exchange] / How long does this take?

The solicitor has now been advised (by HTB and developer's solicitors) to fill the Form 1 again and submit the Form 2 alongside this. HTB  agent has reassured developer they will process both forms as a matter of urgency by Thursday so we exchange and complete this Friday. Cannot believe this is happening right now!!! The waiting continues...

    that is mad! so we are the same we had the developer giving us incentive towards stamp duty, on the ATP its there mentioned but that was before the stamp duty announcement, but on our CML form - which is the incentives form you have to provide, its NOT on there. Can you let me know if on your CML form was there the incentive of stamp duty? 

    Which document do you know got them confused, was it the Form 1 / the CML or the fact that the ATP had stamp duty incentive?

    so have you still not received the ate after the 10 days? thats a bit worrying for me, we sent out form on the 21st and we started counting yesterday, have you call the help to buy agent 3? 
    Developers have called and our solicitor has called as well. We keep getting conflicting information and everything seems scary to be honest.

    So we were initially told it was the Form 1 due to the incentive showing an amount instead of the fact that it shouldn't be showing, on the other hand, we have been informed it had to do with the valuation document which required clarification. So yeah, i'm just waiting for feedback from our solicitor to understand what the way forward is. We have handed our notice to vacate the current property we live in and now this is happening..

    @Bfa10 Finally got through to HTB to be told that Form 1 had been rejected back to the solicitor due to an error in the pricing they put on it.
    No communication from the solicitor, so not very happy and now we have gone back to the end of the queue and having to wait another 10 days! 
    We are suppose to complete in 3 weeks which gives us a bit of breathing space but like you HTB said if your completing this week then you can submit both forms together.

    Right now, we're just hoping for all the possible miracle to turn things around. Solicitor wants to get a confirmation that we can do a simultaneous exchange this Friday and we will know what happens next thereafter... Still waiting.
  • @Bfa10 that should be possible, HTB said that I could simultaneous and complete Friday if my was ready as it moves to an escalation pile and they deal with it faster.
    Just seems so disorganised they way the deal with cases, there should be a quicker turn around for rejected forms!

    I absolutely agree, there should be quicker ways of working through the volume of applications being received.

    Simultaneously exchanging and completing was advised to me as well . Although you lender needs to agree to release the funds on the same day.
    it seams everyone has an issue , I don’t know if it’s related to the amount of work they have . My solicitor made some mistakes my lender made some mistakes and HTB made some mistakes . 
    I do agree that their timeframes are ridiculous they could just employ more staff, and putting the applications at the end of the line just because there was an error isn’t helping . 
    If you have a good developer that understands that sh** happens its ok but some don’t and that could cause issues .
