Help To Buy - Agreement in Principle required?

I'm looking to view some properties soon to purchase using the HTB equity loan scheme. All the advice for first time buyers says that you should have an Agreement in Principle from a mortgage lender before you approach an agent, so that you can prove to the agent that you are a serious buyer. I read that you should ideally go through a broker even just for an AIP, so I tried to use the L&C online broker that MSE recommends. I got stuck when it asked me if I have an Authority to Proceed letter from the Help To Buy agent which of course I don't because I haven't begun any of that yet. The online tool woudln't let me go any further.

Do Help To Buy developers / estate agents expect to see an Agreement In Principle or does this only apply for non-HTB?

    Before we viewed a showhome at the development we were asked to speak to a broker who asked basic questions to check we can afford to buy. Then once we we had reserved a plot we contacted the broker again who did mortgage searches and checked we could arrange help to buy. The broker did all the help to buy affordability checks and then the application.
