It was fairly common for the middle room in a terrace to just have a small window on the side return often getting filled in by extensions.

During the summer the garden will get plenty of sun but the house will stay in shade most of the day.
Winter the sun is a lot lower in the sky but will still come round and as the sight lines are clear east and west should get early and late sun all year round.

the north is unlikely to get developed as that look like a fairly recent medical centre

where is the parking arrangement is it owned land or shared could a garage/car port be built is there access to the garden.

I like this one not far away  they have messed the front wall up not sure if they dropped the curb

Lounge becomes a TV/movie snug, extra bedrrom if renting out rooms,
bright airy open plan space onto  the good west facing garden great if entertaining
    Down side no downstairs loo.

I wonder if a light tunnel thing could be built into one of the bedrooms to bring light from the roof area.  But to be honest, at that price, if I could, I'd find a way of adapting.  I live in a dark place already.  Sure that place is a lot lighter than what I am living in, without any alterations.  I don't enjoy it, but I do manage. I spend most of my time at my desk (surprise surprise) and its by one of the windows (we are overshadowed by a building on the opposite side of the street) so I am sat in the lightest part of the room most of the time.  I could make a lovely cosy out of that sun room, with a desk and sofa, books lining the walls etc.  The living room area, as already suggested would be a nice relaxing room to do family things in during the evening.

The garden is smallish but looks really nice too.  I could soon get some planters on that deck if I wanted to as well as the usual barbecue, table and chairs etc  It looks like it gets lots of light in spite of the fencing..

I’m also in the no camp. I had a house in Stockton on tees nearby and we had this issue, it’s very dark. The garden shouldn’t be too  bad as looks an ok size.... there are apps you can use that will simulate the sun position at times of day /year if you want to see where shadows will be etc

is this the top end of your budget? This is a 3 bed terrace in billog which might have resale issues due to this (as you say, they’re keen to sell), you can get a 3 bed detached in Ingleby barwick for 145, not have two neighbours noise coming in the walls which is worth its weight in gold

It's personal preference. I wouldn't buy mid-terrace, but obviously I'm in a minority and what I'd do doesn't matter in the general scheme of things. Dark interior rooms happen to affect my SAD, so I don't have any.
