New build - unreleased plots and show homes

Does anyone have any inside knowledge on how new build developments usually work?

We are looking at a development which is approaching the end of it's first phase (currently 3 released and available, 2 to be released, all others, about 80 - sold over the last 2-3 years). We are not interested in any of the 3 currently available, but interested in either the unreleased plots or the show homes. Would it be a waste of time viewing the site, as appointments need to be made in current situation, given we are only interested in the unreleased plots or show homes should they go on sale?

The other question, there are two show homes for this phase, but there are another 3 phases further into the site with each block of land alternating with another builder (who also has another 2-3 phases). Would it be reasonable to expect that these show homes would be released for sale or used for the remaining phases? On one hand it seems a waste of their time to "move" the show homes but the current show homes would then be quite far from the new phases and I believe the new phases will have different styles (terraced vs detached). 

Any thoughts appreciated!

    Go and ask. Usually they will sell show homes on completion of the phase of marketing they are needed for, and be happy to notify you as early as new phases open up. You won't be wasting their time. 

    The arrangement between two different builders is a bit odd, and unless they have centralised their marketing you may need to speak to both.

    If you're seriously interested in buying, why wouldn't you visit? You can find out important facts about the development (like how will the maintenance charges work, what are they estimated to be, are the roads going to be adopted by the LA etc.), you can get a feel for the development and the area. IMO these are things you should be thinking about before you even get to the stage of reserving a property. You need to decide how much you want to move there before starting any negotiation about incentives - you will need to do this when you reserve.

    The salesperson on site will also tell you what will happen with the show homes. We are buying a new build and the show home was moved last week because the original show home had been sold. We visited another development where the show home was for sale, the only caveat being we may have to wait until the other house of the same type was completed (or reserved) before we could move in. But they were ready to do a deal (this was just before lockdown).

    Also, if you are interested in the unreleased plots, these might get reserved quite quickly if the position of these is desirable. Again, visiting the site would help you decide how keen you would be to move there and snap up one of the as yet unreleased plots.

    I think it’s best for you to go in and talk to the sales person. I wanted a particular plot that hadn’t been released and needed to time the sale of our property to coincide with being able to reserve it and they gave me a time frame of when they thought it would be released. I also kept a daily check around that time of their website so I’d be the first to know when it was actually released.

    Go and speak to the sales advisor. They will be able to answer any of your questions.

    Developers usually have new show homes for each phase of the development so the original show homes will be released for sale.

    Some developers, but not all, will allow you to put an "early bird" reservation on an unreleased plot.

    It is not uncommon for larger sites to be split between different developers. The site we live on is split between three different developers who all have their own site compounds and sales areas.
