    This pandemic has taught me how important a garden is. I’m currently living in a flat and I am so sick of it! I feel so trapped especially that I’m wfh. Have to go out everyday after work just de-stress. So yeah, house all the way.

    House. No management company bills. Less chance of noisy neighbours.

  • I’d say the house! You never even know, you could build some equity on it and the mortgage is manageable!

    Thanks for the responses.
    I would suggest a house faced with the same question BUT the flat would be mortgage free and whilst my job seems secure at the moment who knows!
    Another issue since I posted my question is that I now find out the house has some pretty serious damp issues (rising and penetrating) which can obviously be fixed but I'm looking at more expense/debt.....argh why is this so difficult!?!

    There are other houses.  Just because this one has problems you understandably don't want to take on, shouldn't be the only reason for buying a flat.  Who knows, you might be able to renegotiate the price.  Hope you had a full buildings survey carried out.

    Yes I had a full survey, which threw up a few points I hadn't spotted, and the damp so I have now had a separate damp survey.
    The house was on at a good price but with the cost and hassle factor of the list of jobs required to bring it up to a good standard it's getting to be less of a bargain! I may be able to renegotiate but even then it's a lot of work to do before I could move in so it's a lot to consider.
    The flat isn't perfect for me but it's a nice property in a very desirable area so could be a good option for now.
    Or I do nothing and rent a while longer.....I do think a general downturn is around the corner.

    If you believe there is to be a downturn then you could hang on a bit and keep a look out for a better house.

    I think we are heading into a flat market with the odd distressed sale
