Hi all - I'm a first time seller and wanted a fresh perspective on the current sale of my house.
Partner and I accepted a full asking price offer on our place at the end of Feb from a FTB - a young man. We intend to go live with family whilst searching for our next house, so we're in the strongest position to buy our next place, so there's no chain on either end here (although we have just started looking for a home and have put an offer in).
The process has been slow (although I have no experience to compare to) with delays from the buyer's solicitor, and a long delay arranging a survey - which has now been completed and came back fine. Last week the buyer requested a viewing so he could show his wife the property. I am working from home at the moment, so was present but our Estate Agent showed them around. The viewing concerned me for a few reasons:
Does this sound like cause for concern? Surely no-one pulls out after this long because there's no dishwasher, right? The cost of surveys, solicitors etc. should be more than the cost of a dishwasher. And surely no-one just changes their mind after 4.5 months because they hadn't viewed it properly?

- Why is the wife only looking at their home 4.5 months after we accepted their offer? What if she doesn't like it?
- Whilst in the kitchen (where I was working at the dining table) the wife started opening cupboards and asking where the dishwasher was. I told her we don't have one and she gave a very disappointed "oh - no dishwasher?". Our EA cheerfully pointed out there's plenty of room to fit one in, either floorspace for a freestanding one (kitchen is large) or converting an existing cupboard.
- The rest of the visit I could hear the couple, who are South Asian, conversing in another language as they explored the house (not a cause for concern in itself of course, but just to highlight that I couldn't gauge the general mood and feelings, not knowing the language)
- In our living room (which is first floor with a Juliet balcony overlooking the garden) I heard the wife asking the EA what the bins were for (normal wheelie bins near the back gate) and the EA explaining you put them out once a week and someone collects them. The wife scoffed at this and just sounded generally unimpressed.

If the sale's going to fall apart, it's going to fall apart - worrying won't change it. But remember that they've got a lot invested in the legals of the purchase (you must be fairly close to exchange?), so pulling out will cost them more than a dishwasher.1 -
Don't overthink, they might be planning the furniture according to the rooms.0

It sounds like she just arrived from another country to me.We are FTB and waiting for a mortgage application to come through, once it does I want to arrange another viewing and I have tons of questions I forgot to ask the vendors. I think thats normal.0

I'm afraid you will just have to wait and see. Sounds like the lady might be a bit of a madam but hopefully someone will explain how to be more realistic. I wouldn't even want a dishwasher but I know some people can't imagine life without one. She's going to have problems finding a place where you don't have to take bins out unless you live in a flat.0
