Unable to rent as on a mortgage

At the moment i am living at parents after splitting from my wife. I have found a flat that is suitable for me and for when the kids stay over. However after speaking to the letting agents this morning they advised me that my application will not be accepted due to still having my name on the mortgage even though she pays all the bills and mortgage. The reason i am still on the mortgage is so she can stay in that house with kids as she is unsure if she can keep the mortgage in just her name with her lower wage and benefits. Ive not heard of not being able to rent due to name being on a mortgage still.
Any advice would be grateful as living in a 2 bedroom house with parents and having kids stay over is rather crowded.

Has the agent been more explicit? Is it simply because you are on a mortgage or because affordability is questionable when you add in the mortgage payments?
Out last Landlord had a mortgage on the flat he was letting to us but he himself was living in a rented family home so clearly its not a universal problem if its the former issue.

As my name is on mortgage they say if ex was to miss payments i would still be liable. The rent is easily affordable for me as she pays for all of the house.0

It's correct that you would be liable to the lender if your ex fails to make payments so there is a potential affordability issue. It sounds as though either that particular agency is being ultra cautious, or your ver all credit check wasn't great and this is 'pinch point'
Are there any saving s which would let you offer 3 or 6 months rent upfront, to address the landlord's concerns?

You need to ask them to be specific as to why they have said no - if you can easily afford both, there shoudn't be an issue

No credit check has been made. So find another letting agent and unless specifically asked no need to volunteer information about your personal circumstances3

Absolutely do not start “explaining situations” all it does is confuse and give information that is not asked.My partner was in exactly the same position as you. They undertake credit checks but only the public register like CCJ and bankruptcy. They check income and employer ref. They do not ask for outgoings.He had absolutely no problem renting a place before eventually moving in with me.You’ll need to find another agent and another place.4
