External render blown/damp/issues, best solution?

    I'd be looking at the brick wall that forms your boundary. It could be that it doesn't have a DPC and is bridging the one in the house.

    As for solid or suspended timber - Doesn't appear to be any air bricks on other properties in the area. Not that they are too easy to spot from streetview. A typical air brick looks something like this -

    So I had a look at the wall on the boundary, and it does appear to be built in to the houses wall. I didn't even realise. So this could be a very likely reason for the damp in that corner as you said. What would you suggest? Grind the bricks that go into the house in half and smash down the wall?

    Moisture could easily be finding it's way from the top of the garden  wall down into the house wall, as it looks very damp in the photo.

    Do you see that the bricks are actually built in to the house wall? So I imagine water could be getting all around it. Its weird because on the other side of the garden there is a similar wall but the bricks are laid sideways and they dont seem to be built in to the house, or they have been cut away in the past.

    I couldn't see if they were tied in to the house wall, or butted up and the render over the joint.
