Combining 2 small bedrooms into one big one

Hi everyone,
The house that I have an offer accepted on has a weird master bedroom, its very small (width) only 2.04m (my bed wont even fit in length ways, so planning on having it up against the wall long ways, which will only leave about 17 inches to the wall width wide), but its very long, and has built in wardrobes and a beautiful en suite with walk in shower.
However, directly next to this room is the box room currently used as an office, ive been thinking of the possibility of knocking through, so the back part of the master bedroom opens out into it.
What do you think? Is it a good idea to turn a 4 bed into a 3 bed like that?
Any ideas on cost?

    If you don't need 4 bedrooms then go for it if its going to give you a better useable space. Sorry I have no clue how much it would cost. Get a few builders round for some quotes

    If you are thinking of knocking walls down, do get them checked by a structural engineer first. Don't rely on the say-so of a builder, as even stud walls could be supporting a critical part of the building.
    If a wall is structural, you'll want to get the work signed off by building control to confirm it meets building regulations. Failure to do so could affect your ability to sell the property at a later date.

    Well the master bedroom is an extention, therefore I guess the wall between that and the box room will be brick / load bearing?

    Stud walls aren't going to be "supporting" anything - they're just relatively thin timber there to support the plasterboard.

    I would, as long as you do it properly.  You can always take photos of it before you do the work to show buyers in future what the rooms would look like if they wanted to make it into a 4-bedroom house again.

    You say it's an extension, looks to me like a room over a single garage judging by the width? In which case the wall between it and the adjoining bedroom is most likely load bearing. You could take an educated guess by looking at the thickness of the wall at the doorway into the main room.

    We took down the wall between bedrooms 3 and 4 which were on the small side, now have a great main bedroom with views. We left the doors there but built wardrobes across one of them.
    Main problem is that estate agents will now list as 3 bed even though we have said we will put the wall back if buyers want!
  • Hi Scythi.

    It's much cheaper to reinstate a partition wall that to remove one! As above, I suspect that current wall is brick/blockwork and 'structural'. Also a fair chance it's double-skin (ie if it was an external wall), so around 300mm total thickness. I'm struggling to come up with a ballpark figure, and in any case it'll vary a lot on where you live, but surely £5k or so?

    To reinstate a partition wall - timber stud - should be less than £1k.
