Do you have any photos where it's furnished? As others have said, it needs to detail outside space, similarly, it's unclear whether the cellar is exclusively for your property or not. If not, then it's not a massive selling point if you can't safely store stuff in it without others having access (although worth mentioning as a shared space). It's mentioned as BTL potential, could you get an idea from a local agent as to how much it might get on a rental market (with appropriate disclosures)?1

Looks like a lovely flat. I would just get some more pics as suggested by others. Is there anything you can do to the cellar? The picture is horrible and just looks super creepy IMO. Maybe even just get rid of that picture.
Perhaps even take it off market for a month or so (not sure what the rules are around this and time length). You've already been trying to sell for a while so a bit longer can't hurt. You arent coming up on the search for the majority of buyers at the moment who are searching by newly listed, the ones that do make it to yours are probably wondering why it has been on so long and what is wrong with it!

Which HTB scheme does the estate agent think is preventing the property from selling? Are you getting viewing, if so what feedback have you received? You NEED to move agent. If I had lovely green apples at a good price for sale on a market stand but nobody was buying it, I'd start to suspect my selling skill was rubbish... I'd look at giving my lovely green apples to someone with a louder voice that puts more effort in!
First of all, you have a lovely flat and it's tastefully decorated and well proportioned.
Second of all if I was in the market for a flat in your area, I would have looked at that ad for 30 seconds and then left without even thinking of inquiring. 1) car parking is critical and it isn't mentioned on your ad, 2) gardens are amazing and it isn't mentioned in your ad, 3) the basement isn't on the floorplan so I wouldn't have even noticed it, 4) because of point 3 I would have just seen a photo of a dusty cupboard and wondered what on earth that disgusting room is and why the property is only half renovated, 5) there isn't a proper description of each room telling me heating arrangements and window arrangements, 6) there isn't enough photos to peak my interest, 7) there isn't any photos of the garden.
PLEASE move agent, you cannot trust an agent that has lead you along for this long. In my area it is practically unheard of to stay with an agent for more than 16 weeks if they fail to sell the property in that time! If you move agent you will benefit from fresh adverts showing up in people's notifications, fresh photos improving on what you already have, proper descriptions, a better idea of where the level of interest stands on viewings... and the result of all of this will either be an offer OR a realisation that it is the price prohibiting sale. Looking at similar property in the area however, I think this is a case of your agent being rubbish.

It's a terrible listing. The estate agent can't spell (manor instead of manner). That photo of the cellar is a disaster. The description is really lacking and the brochure has no additional details. We know much more than prospective purchasers. We know it's ground floor, has a garden and what the parking arrangements are like. This looks like an estate agent not trying. Did you agree with it being listed this way?

It all looks a little 'bland'. Perhaps a picture on the wall in the lounge and some curtains/blind for the large window (in the bedroom). Towels on the towel rail.
