Help my flat isn't selling and has been on the market since Oct 2018 ☹️

I really need advice, I bought a flat at 18 I'm now 31. Flat fully renovated but I bought 2 weeks before the market crash in 08, has affected the value massively, only just out of negative equity. Flat is worth £15000 less, nobody wants to buy because of the help to buy scheme. I've actually been told this by the estate agency everyone wants new builds. It's been on the market for 2 years almost, my husband had to move to England for better work I'm stuck apart from him, I don't even want to make profit I just want rid now and to clear my mortgage.
The flat is 117 station road kelty Fife , if anyone can have a look and give me advice out of my continuing hell I'd appreciate it.x

I forgot to add that when we realised we couldn't sell it back in 2016, we rented it out in 2017 through an estate agency to make sure everything was right and the flat got wrecked and we had to pay out a fortune to get it back to a good standard, and I couldn't go through that again hence why we are not letting it out.0

It looks a nice flat really OP. I guess its just quite a niche market for something like that. Personally I'd rent it as a youngster but not something I'd want to buy.

Thank you for posting the link, rubbish with this stuff. I bought when I was 18 back in 2008 it's all I could afford but as you can imagine it's destroying my life. Can't buy because of it, don't have a deposit because I have no equity . It's all gone tits up0

Does it have a garden? Parking? As there's no mention of it or photos.
Also the brochure is listing your old price, not the new one. Is £50k the price outstanding on the mortgage? Can you afford to take a risk with dropping the price a bit more to entice people in or just to get it sold as £2-3k might be the difference between it still being for sale in several months time if it hasn't gone yet.
Are you getting online interest or physical viewings, before lockdown? What was the feedback on the property itself?
Perhaps a clean down and fresh photos. The basement could have a better photo from inside to show the space. Also describe the shower room as an on-suite, especially as it's off the bedroom.

Yes it has a huge garden that's split into four, but it's still bigger than what you'd get for a normal sized house garden.
There's parking outside and down the side and I didn't know the brochure was the old price so I'll be phoning your move on Monday !. £50000 is the minimum i can take now I bought it for £65 but 08 was an expensive time, the mortgage is at 47500, we have never remortgaged because of the negative equity . We suddenly started getting more viewings literally before lockdown. I'm just so done ☹️. I can't even hold a conversation about it with anyone without getting physically upset with tears.2 -
The photos aren't really doing you any favours. What's the heating, apart from the wood-burning stove? I can see radiators but don't know how they're heated. How big is the cellar? Fix the typo about all "manor" of uses.Mentioning the Home Report value might be useful (even if it's way out of date).2
