Bellway express mover scheme

Anyone used this with Bellway or with another developer? Interested in experiences - we are on the market (sole agent) at the moment but still in cooling off period and have found a house we like on a plot, where they will combine Express Mover with other incentives. Arranging appointment but interested to see if anyone has done this and if it worked/sold quickly/around asking price or not? Thanks in advance

Have never bought with Bellway. Saw one of their houses in 2013 and I did not like the tiles and never went back. Sure they have improved since then. We bought with Tayor Wimpey instead and then bought another house from them last year. We sold our house in May last year via EasyMover (a scheme where TaylorWimpey market your house and pay your EA bill) - the day before the 28 day deadline and in the end had three offers. I believe developers generally refer to these schemes as "assisted moves".
They used a third party to engage three estate agents for valuations at a price that will sell the property within four weeks. Properties of our type were on the market for 315-320k and they wanted us to market at 300k. We asked them to let us advertise it 310k more and we got 300k and they dropped their of our new house price by 10k to cover the loss.
Easymover was managed by a provider called New Homes Group who reported back to TW daily. Generally, if you were doing everything you could to entertain a sale, they left everything open, but if they get to the point of selling out of properties, they will then move to other buyers.
Do have a look at comparable properties within a mile of your home and see how you compare. When doing this, be objective, don't sit there and say my house is worth more..... In the days of Rightmove, people just click past you and they won't be bothered to understand why your property is X more than the one two streets away.

@bucksbloke thanks. Assume it will be similar. We don’t have any really comparable properties - we are one of 5 staggered townhouses in a private road backing onto countryside in a village, and we are currently on the market with a sole agent for £350k but prepared to accept a bit below that. It’s just because we’ve found a specific property that we are looking at this. Waiting for them to confirm appointment to discuss, the house we are looking at is considerably more expensive than ours (£540k) so we are concerned that they will want to market for a really low price so our equity will take a hit, although they have suggested the Express Mover could be married with other incentives e.g. stamp duty paid.0

Expect to get 90% market value in the current market. We got all of the top level options included and a 20k discount.1

@bucksbloke yes we are expecting around 10-15k under the current asking price, so if they wanted to put the house up for around that we wouldn’t be too worried. But anything under
that wouldn’t be acceptable to us and we’d rather wait a year or two for the market to recover. Do the offers come to you or the developer? Assume you can choose whether to accept or not?0 -
We were not allowed to see the report, but they came back and said 300k.
We said we want to advertise at 310k and they were fine with that.
I would add a little bit on what they say for yours and take a little bit of what they want for theirs!
