Balcony is always nice to have. It depends on whether the buy values a balcony enough to pay extra. I haven’t seen balcony flats cost more than similar flats without a balcony but I could be wrong. In the U.K. a balcony can only be used for a very limited time in the year due to our weather. A Flat with a terrace (much larger than a balcony) would definitely cost more than one without it.
You mean a roof terrace? Would it be only yours or for the use of all people living at that building?
No I don’t mean a roof terrace. I mean a large balcony like in this posting for example https://www.rightmove.co.uk/property-for-sale/property-92728616.html

A roof terrace is usually shared although sometimes it can private for the pent house apartment.

Thank you, it is beautiful. Strange that they call it "roof terrace" in key features of advertisement. It is not on the roof...
  • Probably because it is on the top floor and there nothing above it.

If you're potentially going to be away for up to 2 years, I'd rent somewhere and put your things in storage if you do go.
Saves the worry about selling etc, and also means you'll have more money when you come back!
  • You could buy without HTB and rent out your flat if you were to go abroad. Also note that most new builds have high service charges so worth considering that too.

Already not sure about anything as I saw this one:

And storage place I can rent for 1 year for example, it is not a problem?

  • Yes they do, the link I posted earlier is a 2 bed micro apartment - smaller than a decent one bed.
Self storage can be hired for years.

Just realised that I had to press "particulars". Never knew about that and always talked to EA to find out a total floor area.
Do I have to pay attention to energy band when I am buying a flat? Do people care about that? Thanks :-))
