Washing line

Sorry if this is in the wrong department.
I live in a leasehold flat with communal gardens. I brought a rotary washing line which i use regularly and normally fill it.
I went to put my washing out and the  neighbour thats renting  has filled it up with their stuff. I felt like moving their stuff and leaving in a pile but i dont want friction. 

As i brought it do they have a right to use it? There is one around the corner the other flats use.

I just want to know if as i brought it is it communal or is it mine. There wasnt one there when i moved in but there is no room for another one. 

Id really prefer if they brought their own clothes horse to use as i fill the liñe i brought up most days
My deeds do not mention anything about this

    The tenants may be none the wiser and just assumed it was a communal rotary dryer as it’s on communal grounds. It’s your dryer, not anybody else’s so unless you have given permission, nobody else should be using it.

    Any reason why you haven’t yet approached the tenants? If they don’t play ball, you could get in contact with their landlord or letting agent? Failing that, the management company could step in but be weary of any conditions that state you shouldn’t use the communal grounds for reasons as you are doing so.

    As above, they may simply have been non the wiser about it being yours. Having said that it's hardly fair that you've taken up all the space in the communal garden with your rotary dryer and expect everyone else just to use a clothes horse instead. Also, do you think it's fair that your neighbours have to look at your washing nearly every day instead of enjoying the communal area for what it is?

  • There is room for another rotary dryer around the corner and there is another one around there anyway.
    When i moved in i brought it so its technically mine otherwise there wouldnt be one there. 
    I just want to know if they have any rights to do this or not

    The management company know ive put one up and they are fine with it. 
    I just needed to know my rights. I wouldnt mind them using it if i didnt use it but quite often i use it fully so i dont want them starting to add more and more items. If thats the case i wil move their items around the corner to the one at the far end or leave it in a pile. 
    There items really smell as well so i dont want to have them near my clean drying clothes

    They have no right to use it but have presumed its communal. Fold it, remove it, cover it or write your name on it if explaining its yours and you don't want them using it is not an option.

    Many years ago I did as your neighbour did and used a clothes line in a communal area.  When I viewed the flat I was told the clothes line were for all to use.  Wow, I still shake when I remember the shouting of the neighbour who's clothes line I used.   I quickly bought one for myself and left it there when I left.   
    Your neighbour has no right to use yours but maybe does not realise this.
  • I lived in a small block of flats once, and upon being shown around was shown 2 lines in the garden, one nice and one broken, and told they were communal. I used the nice one every few days and only when another tenant was moving out did they politely tell me they’d be removing it as it was their line! I wouldn’t have used it if I’d known so I’d guess they may not know. Put a nice note on it.

    Your statement is more telling about your OCD and integration with others in your community. Why don't you take your dryer down and store in your flat when not in use?
    If I was one of the other tenants, I would assume it was use by all as it's in the communal area. If you deem it private then I'd be annoyed you have taken over part of the communal space to display your whiter than whites or an empty dryer 24/7.
    If you're that bothered, buy a cover for it and put a small padlock and chain on it when not in use. You may find others then complain in the same way if someone else started storing bikes or other possessions in the space that's meant for all.

  • It’s not really fair that you’ve grabbed the space in the communal garden. You should take your line with you and then the other tenants could get their own and it’s first come first served. Or you could just share?
