I wonder if at para 3 it might be better to change "by entering" to "after entering and parking".

Similarly, it might be better in para 5 to change "in this case" to "in my case" to distinguish your comments furtther from the Beavis case to which you had just referred. 

At para 10 I suggest you add a comment after the quote about the Truro case to paraphrase DJJ Middleton's judgment such as, "My case is no different. James Charlton could not have signed the contract because he is not a director of the owner (or landowner)."

So I think I'm about ready to send this off to the court and the scammers, need to do it today as Im going onto night shifts tonight and dont want to end up forgetting and missing the deadline.

By this I meant, not a director of the Management Company owner, or landowner. It may however be gilding the Lilly,

It looks okay to me, and at some point you do indeed have to submit it. You just need to be sure you understand what is written, and can explain what it all means if the judge asks you.

Now understanding it and explaining it to a judge is a whole new ball game lol but I've got this far

Good. Now have a break, then go back over the guide to court and all documents received from the court to make sure you haven't missed anything.
Mark dates etcetera on your calendar.

Then go over your defence and WS and their claim and WS. Make notes or a crib sheet. Understand what they have written they and you have written. 

Read the telephone hearing thread.

Find out whether the court or the calimant will be making the link call. That is to whom you have to provide your number.

During the hearing, make quick notes as the judge and the scamlicitor speak so you can counter anything they say.

30 minute preliminary hearing today whats chances the scammers dont answer the phone!......Im  sat waiting for the call will update you all this afternoon.

Wait all day. One poster lost a court case recently because they weren't contacted initially and gave up after a couple of hours, missing the hearing later in the afternoon.
I'm not sure if the same will apply to a preliminary hearing, but you don't want to lose out as a result.
