    This forum does seem "anti landlord"
    If the tenant had posted that the LL was thinking of selling the house you would get all the advice on how to refuse to leave and force it to court and an eviction order before they would go.  Somehow the forum in general seems to think that is okay to tell the tenants how to screw the LL but not okay to help a LL do something with sympathy and compassion.

    The first post was helpful and the advise is what could happen if tenant refuses and best to have them gone then start marketing.

    The advice to a tenant to refuse to leave is not illegal, it's their right, as a section 21 does not mean the tenant has to leave and letting them know their rights.

     it the greedy LLs world is coming crashing down now we don’t have to pay rent till September

    @grantmondo2010 luckily I am still in full-time employment and so are my tenants so paying rent is all good over here 🥰

    Nobody is "pro" or "anti" anything here. The simple legal facts are being explained to you.

    A landlord cannot just kick a tenant out. There are legal routes to regain possession, but they're slow at the best of times, and currently on hold.

    A tenant must continue to pay rent. If not, the debt is legally enforceable.

    It's that simple.

    No, that's not how it is at all - you do have to pay rent, and I (as would any other landlord) would be starting legal action for the recovery of rent as soon as a significant backlog built up, regardless of if we could evict or not. 

    We're not all greedy, I look after my tenants and give them a safe, warm home to live in. Why should I get no rent in return for this? You sound like a nightmare tenant...

    A suggestion for people who think LLs are useless would be to just go and buy your own home. Either that or shut it and pay up.

    you may not have to PAY the rent for 3 months but is still remains due.
    Unless you have a nice LL like me who has agreed a temporary lower rent with his tenants for the next few months.
