I'm a bit envious,  our house purchase has been stalled for months due to outstanding grant of probate further up the chain, all we get from solicitors that it's due any day now.
We're in the same boat, although there's no chain to speak of for us (just us, FTBs, purchasing the probate property). Probate was supposed to be received "within the next two weeks" four weeks ago. I am actually starting to think it might never be granted! Good luck with your purchase - let us know when (if!) you get moving!

It's so frustrating, isn't it! Every time I chase it, we are told the same thing and I'm so fed up with it. We put an offer on our house in January. I really didn't think it would take so long

Our house purchase has been stalled too. They're still waiting for HMRC to do their bit before it goes to probate. It's been almost 6 months and we'll have to get our mortgage offer extended soon. Originally we were told 12 weeks and we're first time buyers with no chain.
  • As per OP, obtaining probate by post is currently surprisingly quick. Posted application to HMCTS Probate in Harlow on 2 July and confirmatory email received today, 14 July.  Might well get formal paperwork by Friday.  FWIW this was an application requiring forms IHT400 and IHT421 rather than the simpler IHT205.

That’s good to know as I’m about to send IHT and probate forms off.
on IHT 421 it says to wait 14 days before sending probate forms, in probate form it says send them off at same time 🙄

We sent off forms 23/5. Have had the email, but nothing further.
i wonder if we’re in a different queue or been assigned to someone who went off sick ??
will chase up but not before the timescales they said to do so (8 weeks I think).
  • Sent probate application last Monday 6th July, by recorded delivery, received an email this Wednesday saying it had been granted, and we received the probate documents this morning Friday 17th.

I've been waiting over 3 weeks and haven't heard anything  yet. I checked the HMCTS official stats and the median waiting time for a grant is 4 weeks so I'll wait a bit longer before chasing them.

Further to my post above, formal documents received today (17th) after email saying they were to be sent on the 14th.

I sent the application to HMCTS Probate in Harlow. I wonder if posters experiencing problems are using different offices?
