Saving to buy first property

Would like to start saving to get on housing ladder, as first time buyer . Aware that I've missed out on help to buy ISA. I'm also 40 so that stops me from getting a LISA . Looking to save about £300-500 per month . What would you recommend as the best /quickest way of saving

There are still some regular savings accounts paying 2.75% interest and some high interest current accounts paying reasonable rates of interest if you are willing to jump through a few hoops.

I rent a 3-bed house and got two lodgers to rent the 2 spare rooms and they pay £450 per/month each
.... This helps me save more ... So maybe if you have a spare room, you can do the same once lockdown is over. I also sell things on eBay, which is good. Oh and I buy cheaper priced food, rather than expensive. And finally, have a side gig of cleaning, which I like because exercise and get to socialize. All the cash from this goes on groceries and expenditure, so I barely have to touch my wages.
