Is it this - why did they not put in central heating.....
Also it needs to look a bit more lived in.....
That's the one.
I didn't furnish it as I decided to leave it up to whoever bought it to do what they wanted with it.
Flats are springing up all over Sheffield, not too many in this area though as land is scarce.0 -
Looks much nicer than I feared, in the photos at least...good luck with it. Wonder if furnishing it would help?0

Agreed. Maybe buyers are worrying that their furniture won't fit.Illegitimi non carborundum.0

NHBC covers paint. Check carefully re your warranty re the common parts0

First off my advice would be stop panicking! Potential buyers can smell desparation a mile off & will cut you to the bone on price. I agree with Guppy that furnishing would probably help (and hide some of the shoddy workmanship!) Potential buyers have to be able to imagine themselves living there so I would buy a load of cheap furniture (you could even pick up good second hand suite for less than £100)Unfortunately you're gonna have to speculate to accumulate...0

I would comment that it looks very old fashioned for a new build. the kitchen and bathroom are saying granny flat rather than young professional to me! It definitely needs livening up and a bit of furniture to prove that some would actually fit in. The pictures make it look very small and a bit grim.
My other advice would be, can you not get a better job again?0 -
You need to get a double bed and a bit of furniture in the flat. The dimensions are saying small to me but I do know quite well how things can fit in a room. I once sold a house with a 14' square bedroom and had people saying htey were worried they couldn't fit a double bed in it. Yours is half the size of that!
You must dress it because more people really will not be able to see how things will fit. Bijou is the word. Very pretty building on the outside and the balcony is a nice touch. But you can see that they have gone cheap on the finish though - shame for you, you can't see that sort of thing when you buy off plan.Everything that is supposed to be in heaven is already here on earth.

Going to see what response I get from 88950 - I will keep dropping it until it sells! At least I have learnt a lesson, I guess some people lose a lot more.
In a falling market, that's a bad strategy. You'll end up 'chasing the market down', it'll take ages to shift and you'll get less for it than you would do if you priced it to sell now.--
Every pound less borrowed (to buy a house) is more than two pounds less to repay and more than three pounds less to earn, over the course of a typical mortgage.0 -
do you have a snagging period? Mine was for two years. i wouldnt be paying anyone to do it so it get the builders back if you can,I love this site :beer:0
