If you need to keep the downstairs loo, can you make it smaller by getting a loo with a basin in the cistern?
Something like this:
The main part of the room room would still be narrow, but when the loo door and front door are closed, you'll have a wider floor space so it might feel better and give you more options for furniture in the bottom right corner.1 -

My thoughts are that switching things over isn't likely to be cheap by the time you've paid for all the replumbing, new kitchen etc. so is the property either cheap enough that it's financially worthwhile? Or are you thinking of buying it because of the location / another reason?
I also agree that a toilet directly off the lounge is wierd, and getting rid of the loo could make it more difficult to sell later on - as it forces visitors to go upstairs if they want to use the facilities.
We have garden access from our lounge only and I personally find it works fine - but the shape of our property prohibits any other arrangement of rooms.

I think I’ve (with your help) talked myself out of the new property. It’s the perfect location, literally the best I could hope for on my budget. They come up so rarely here that I felt implied to jump at it but yes it’s small. Trouble is the budget is the budget, I’d love a huge house but if I can’t afford it then it’s impossible. I’ll likely stay put in my 2 bed for a while and see what happens... although, I have spotted a perfect house in the imperfect location 3 miles away.... hmmm! The age old debate, size or location!!1 -
