    As others have said, I'd be put off (and was when viewing) by long narrow living rooms.  They just don't work.

    Could take out the WC and move the wall closer to the front door or just get rid off it.

    It looked to me the house is a reasonably new build along with having a W.C. that meets Part M. If this is the case, it would not be allowed to remove it. But I could be wrong  :D

    How would they know, or enforce it? Would the 3 year rule apply?

    To re-locate a Kitchen would require BR’s and if a part of those proposals was to remove the W.C., it’d be picked up then.

    It could also flag up issues during the sale process.

    It’s only 40cm narrower, so I don’t really see the issue. You would just need to be clever with furniture e.g the sofa would have to fit across the end wall.

    I have a garden room that is 5 metres x 1.9 metres. I have a sofa that is 1.8m wide that goes across the back wall. That way the room doesn’t look too narrow at all. I then have a single chair on the opposite wall. My piano is also in there.

    It's looking like a lot of time, effort and money to get a substandard version of what you want. Is walking away and getting a house that's already set up as you want an option

    ETA would building an extention for either the kitchen or a better proportioned lounge be an option? Theres very little living space for a 3 bed home

    I know a lot of people don't have a downstairs loo but it would stop me buying a property.  In this case, there will be plenty of other houses in the area with the downstairs WC so it could make the property harder to sell.
