Help! Completion date won’t be met - New Buyuer

Nothing to stop you from getting out of the car and going up close to the house? The sellers are probably not even going to know who you are. If the damage is severe you can ask for it to be repaired, although it may not be too serious.
Maybe there needs to be some kind of threat here, I'd insist by completion by X date or the offer goes down by X. Otherwise you could be asked to accept sob stories indefinitely. But then again, that depends on your situation, only make a threat if you can afford to carry it out.
If the sale doesn't go ahead all you've lost are your fees so far. That's sort of money is at risk in any transaction (you could lose a house at the last minute for any reason, ie gazumping, seller changes mind). Wanting to commit to something to not waste fees isn't that great a reason.
Not sure where you are in the country, but search for comparables. It may be the case that something better or equally palatable has come along in the meantime.

apart from the small matter of lockdown.
If it’s local you can jog whilst you are there and claim exercise.
if it’s not local then no you can’t travel and risk a fine as it’s not food, medicine, exercise or work.
There is a point though when this just isn’t worth it. If say you get new repairs done what’s to stop the ex doing more gratuitous damage? You might be able to claim it back but who want the hassle of a court case and a long wait and damage/repairs.
id be wanting a discount to cover the risks or checks after the ex has vacated and locks changed or I’d be deciding this is just too much hassle/risk.
the ex could also do damage that’s not easily visible if they were minded to do so.1 -
So... update ?
Solicitor = useless. Been 12 days since I asked them to chase the sellers solicitor and they’ve still got nothing to tell me.
I reached out to the seller instead as I got impatient. She’s not on speaking terms with the tenant at all so all liaising is going via the sellers father to the tenant. Allegedly the tenant does have somewhere to go but doesn’t want to go yet because they’re apparently shielding.
Ive told both the seller and the solicitor that the latest I’m willing to wait for completion is w/c 15th of June as this is the date that the shielding letters expire (that’s if he even has one). Not holding out much hope but this is the final straw for me and my patience as I’m nearing 15 week mark since having my offer accepted - I don’t think I can be anymore fair so if they mess me around any further I’ll cut my losses and look elsewhere.0 -
Further slow progress update...
My solicitor has asked the sellers solicitor to exchange as soon as they receive the signed title deeds and contract back from the seller with a completion date set for June to give me some security. If the seller refuses to do this then I’ll know it’s time to pull the plug!0 -
Without prejudice to the recommendations from others here (run forest!), if things become positive and you want to move forward again, please please please insist on another inspection before exchange. The state of the property could be anything, and as I understand the legals, you're buying the property condition at point of exchange. If you're not allowed to visit, then maybe photographic state of property could be considered (i dunno?).
