Land registry forms, ID and fees

Options

I’ve looked everywhere before posting but I still have a few questions needing some help.

I am the “personal representative” of my late father’s will and also the sole beneficiary. I have the necessary documents, I think,  (AS1 and AP1). So here are my questions

As both personal representative and sole beneficiary of the estate do I need to fill in form ID1?. From what I have read , form “ID1 is not required in respect of someone who is acting … as a personal representative who assents or transfers the land”.

On form AP1, panel 14, should I enter my name once (as transferor/transferee) or twice? I don't really understand what is expected in panel 14. Am I supposed to write my name for 1) “conveyancer acting” and 2) transferee?

Still on form AP1, I read in one of the guides that the fees are reduced (taken from the middle column of scale 2) due to it being "transfers or assents of whole". Could somebody confirm that for me please? I presume it’s whole but how do you know if it"s "whole" or " part" of the title?

Finally, What docs (panel 6) are you expected to send? I've said Grant of Probate (I’ve got a copy with the embossed stamp), AS1 & AP1. I don't need to send any deeds do I if I already have the "title numbers"?

Thanks for any help!

I would ring the Land Registry. They were very helpful when I rang and the answers will be correct. They will go through each section.
I asked on here and got conflicting and incorrect answers.
If you can visit a Land Registry Office they will do the ID for free and go through the form whilst you wait. It took about 15 minutes for me and that included a trainee being watched/helped by her manager - all very good. I realise this might not be possible just now.

  • Thanks for the suggestion. I'll give them a call tomorrow! Couldn't call in as live abroad but can try to call. Cheers!
  • At the moment they're not taking phone calls but you can send a message. Here was the answer I received for my specific questions
... D1 forms are not required for the personal representatives names in the Probate certificate.
AP1 panel 14 please put your name in once and in the right hand box under heading Conveyancer acting enter "None".
In panel 6 of AP1 please enter AS1 and Probate if those are the documents you are sending with the AP1.
We do not require any registers/land certificates as long as you quote the title numbers on the forms.
