Tennant demanding 3 month free rent

  •  I know through my accountant one Landlord had 10 DSS default payment in the first week saying you are able to get a payment holiday so we are too   probably spent there rent on hot tubs, drink, drugs and fags. 
    Perhaps they are in receipt of benefits and struggle as most do at that level of income given the inexorable rise in rents. 

    Perhaps they think you are a rentier capitalist - monopolising access to property, and gaining significant amounts of profit without any contribution to society? 

    It all depends on your viewpoint.

    This is the only property I rent out and is more of a future investment as have no pension pot. I live in a house with a mortgage so I have 2 Mortgages to pay every month, what profit I make each month is very little due to insurance, mortagage payments, taxes that I have to declare etc. In the last 10 years I have never increased the £500 rent, I`ve paid for fences, garage roof, boiler repairs, kitchen tiling, bath repair, window repair allowed tenant to do what ever they wanted in regards to decoration, carpets, fireplace the list can go on. I`m go to work everyday keeping vehicles on the road so that other people can get to work during this pandemic so my income is also affected as I`m self employed and there is not the work coming in that there was a few months ago, but I`m not giving in and not paying my bills if I have to borrow money I will like my rent I dont over charge anyone never have and never will. And if they were in receipt benefits last month and could pay what has changed they are still been paid by local council.

    I think until you actually have had a conversation and figured out why, not much point doing anything else. They might be in genuine hardship or they may have though Boris said everybody can have 3 months free rent and the government will pay.

    I think a totally fair question to ask the tenant is what outcome they would like ideally and can they demonstrate that they have been financially impacted by the coronavirus.  That then gives you the basis to assess with better facts.  If they just want three months for free and have not been financially impacted, then a short and simple "no" would be entirely fair.  If there is something more substantive then you can take a view on what would be reasonable in the circumstances, for example if they have been furloughed and 80% pay, then you might agree to accept 80% rent and either cancel or defer the remaining 20%.
  • Speaking to other private landlord`s yesterday it seems like a pandemic of tenants wanting rent free because they have heard of the payment holiday, the government wants to come on TV and explain it to them.
    When it is explained to them they will understand, but getting duff info of friends and family does`nt help.

    Thanks for your comment, I`ve asked the tenant for employment satus in a posted letter as she wanted to end phone call, so I`m leaving it until payday and see what happens.
    What you have suggested is fair if there is a valid reason I would be happy with that.
