No, your tenant has got it totally wrong.

People can apply for a 3 month payment holiday on their mortgage.  Of course, not all landlords have a mortgage on their rental property, and even if they did a) they may not want to pay the extra interest incurred, and/or b) pass on the "holiday" to the tenant

Your tenant is trying it on.

Either that or they're confusing completing a self assessment with being self employed!

  • I`m quite happy to sort out a payment plan but that will probably make rent unaffordable in the future leaving us both in trouble.

Everyone else has to pay rent and i don't see why they should expect not not to have to pay.

Has your tenant lost 100% of their income? If not, they are very cheeky asking in my opinion. Probably still working and getting 100% and trying their luck.

  • Possibly on working tax credit I didn`t think I could ask about their financial status and hasn`t had a problem paying before if she is.

I would be very clear with any reply you send. When this goes belly-up it will be down to "He said/she said".

Make sure you have proof of posting when you send it.

    • "Free parking" doesn't mean free of rules. Check the rules and if you don't like them, go elsewhere

Keep your evidence saying no, when they stop paying evict them as soon as you can and then seek a CCJ if they don't pay rent owed

Erm no, that’s really quiet cheeky to be honest. My guess is they are assuming you will have applied for some sort of help towards mortgage payments through payment holidays.

Thats not that their business even if you have and although the courts are obviously not working at the moment for eviction cases one of their first priorities should be keeping the roof over their head.
