@sistergold - congratulations on reaching a fabulous milestone in your extension plans. You'll be there before you know it. I absolutely believe home ownership tops renting hands down. However getting to home ownership in a very expensive area is mega tough so personally grateful to live in a lovely rented home too, just wish it was mine properly. Maybe one of these days
@LadyWithAPlan - very exciting to read you've had your first viewings. Whenever I have looked for property the budget has inevitably gone up from initial amount I thought I'd spendoh and yes management fees are eugh. Also watch out for rising ground rents. These have silently crept in some places in recent years and can quietly raise up the prices of ground rents.
So in the hive we've enjoyed summer, spent way too much as usual but its the one time of the year I take foot off the pedal and just enjoy the time. So now September is here its back to reality and budgets etc. Investment property is quietly ticking along, next month there will be the added expense of annual gas checks and will find out whether my tenant will be staying (6 month ASL ends). She seems nicely settled so hoping she will stay put. On other developments my partner has been inspired to dip his toe into property and so is in the early stages of buying his first place and this one will be a bit different from my place. We are trying the holiday let route because of its location (and the opportunity to use it ourselves) so this is an interesting new project.

1). Mortgage (started Jan 2024) £107,079.62 / £122,400.00 Overpayment total: £904.60 (Inc Sprive yr 1 o/p £19.16 & £55.34 reg monthly overpayment) Equity 28%
2). #7 Save 1p a day challenge 2025 £280/£780
3). £2196.23/£3000 in Investment ISA (34/50 investments)
4). Increase cash savings & saving pots
5). Keep debt to a minimum.

You Finally Viewed! Well done! Now you can begin to really narrow down what you want. Be flexible so that your gut/feelings will direct you in the right direction. When I was viewing what I originally wanted changed as I viewed as the viewings helped to refine what was important. Exciting! Xx
@Queen_of_the_Hive yes it is exciting, and also weird all these viewings. I am stretching my budget to £450k (though the payments back look LARGE and thus I can thus get most of what I want on the 2 bed v balcony/garden v freehold v a decent location.
Any advice on knowing it's the right one? I am hoping this is much like dating, that you see the one and know it.. (this plan has not worked in my dating life either so ..)
Or is it a case always of weighing up the positives ad negatives of each vs letting the emotion override you. At least I am not in a hurry.DON'T BUY STUFF (from Frugalwoods)
No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

I hope all you ladies are doing well? Last month flew by and September is here! Managed to pay £14k into the building fund. My mind will be more settled once I reach £100k. It will now be slower going until end of year. Children are back to school so will not be able to generate much as I need to give my 3rd child some extra attention as she is now in Y9, need to help her focus so that she does her best in her GCSEs.Building Fund now at £64k, £34k to go. At least I am now leaning towards my goal.Will see if I can round it off later in the month to an easier figure.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

I once wanted to buy a place cos the cat was lovely! Obviously the cat was leaving with her owners but I wanted the house as "I didn't want the cat to be dissapointed"!

Hellooo how is everyone? Boyfriend has moved to England for a job now. We've spending the past weekends together before he left so I haven't been around. I've got plenty to be cracking on with though. The plan is to see each other every few months which will cost a bit of money but since we'll both be earning it will be split so it's not too bad.
I interviewed for another job at a starting salary of 12k more than my current salary and a further 15k at the top end... I'll find out next week if I got it, fingers crossed!
I haven't been focusing on any saving or budgeting to be honest. I'm making monthly overpayments to my mortgage on pay day and saving a set amount monthly but that's about it. My car is to get MOT next month. It is 12 years old now and to be honest it's done me well, most repairs have been self inflicted!! But not so confident this time. I'm just not sure what to do. With working from home I can't really justify buying an expensive new car and with the jobs I'm going for, they're in the city where it's cheaper to just get the bus in that to drive and find parking. I'm thinking I'll actually wash the car and maybe that will make it seem nice enough that I don't want to sell it if MOT all goes well lolSingle woman doing it on my own... PS has anyone elses heating gone on?? I spent last weekend laying in a park with boyfriend and then this weekend the temp was below 18 when I woke up. I usually have heating set to go on at 18.5 but I had turned the wireless off so it didn't go on. Yet we're due to have 22c tuesday and wednesday!!Single woman doing it on my own... First house bought June 2021!
