Although it seems the less 'neighbourly' thing to do, I'd say it is the best thing to do - but I'm still going through process. Watch this space :-)
Before appointing a surveyor you'll see lots of drawings that seem very detailed. After appointing a surveyor you'll realise some things aren't so clear on them.
Your neighbour may be well informed, but the process highlights any points that need clarifying.
One example for the layperson out there (like me):
Your neighbour wants to build close to the boundary. They have lots of plans with numbers and how things will look. But given they're building right up to (close to) the boundary, will their roof be jutting over on to your side!?
And if it does stick over, how are you expected to extend from your side (if you decide to)!?
I believe this situation comes under the word/phrase 'trespass'. I have another phrase for it.
Hypothetical questions, but hopefully you get my meaning :-)
