    Son and daughter in law have switched solicitors, they are FTB and had an awful company, the initial solicitors have refunded the balance of money paid for searches and sent all search results that have been received onto the new solicitor. 

    If you’re not happy and don’t feel you can trust the solicitor then definitely switch, best thing is to try to get a recommendation from someone you trust

    we agreed to instruct and have since received our contract.
    in the contract it has all these other charges.
    £125+ vat document fee
    £125+ vat engrossment fee
    £195+ vat for them to act on behalf of lender
    £90 + vat notice fee
    £80 + vat fraud prevention with land registry...
    sorry for long post but it’s not as if it’s a couple quid it’s literally adding early £800 to what we would need to pay? Is this normal. I specifically asked when we instructed that everything quoted was including and have emails stating so??
    someone or can anyone help advise or provide any guidance?

    OK so;

    the document fee, engrossment fee and notice fee will all be fees charged by the seller's solicitors that your solicitors would not have known about at the start of the process.    No matter which solicitors you go to, those fees will be payable.  

    The Acting on behalf of your lender, they do have to do extra work, check if this is the fee that appears in your mortgage offer.  Again, no matter where you go, that is likely to be payable. 

    The Fraud prevention with the land registry is a new one though - you can do that yourself for nothing via the Land Registry website!

    The Acting on behalf of your lender, they do have to do extra work, check if this is the fee that appears in your mortgage offer.
    No, the fee in the mortgage offer is just a notional fee which the lender uses for calculating the APR, it's not meant to be an indicator of what your solicitor actually ought to (or will) charge you.

    Thanks for the details... if we are likely to be charged all these with someone else anyways not much point moving solicitors... I just wasn’t aware we would have these additional seller costs and mortgage lender costs... certainly adds a bit to what we originally thought it would be

    Like I said above, the general recommendation here is to avoid using the developer's pet solicitors no matter what their fees are. See umpteen other threads here from people who have regretted that decision.

    I just bought a 500k house, purchase fee was £995 and sale fee was £800. The best lawyers i've come across, would recommend them to anyone so not the cheapest but not expensive. Replied to every email ever sent within 10 mins.

    Buying and selling houses isn't cheap.
