Help with conveyencing fees... keep adding on??

ok so if anyone could shed any light if this is normal... I approached several solicitors to death with our HTB.
we were given similar itemised quotes including 
Cost of purchase
ID verification
help to buy
Bank charges admin
land transaction return
lawyer checker 
bank charges
bankruptcy search
local search
OSI search
land registry
stamp duty...

we agreed to instruct and have since received our contract.
in the contract it has all these other charges.
£125+ vat document fee
£125+ vat engrossment fee
£195+ vat for them to act on behalf of lender
£90 + vat notice fee
£80 + vat fraud prevention with land registry...
sorry for long post but it’s not as if it’s a couple quid it’s literally adding early £800 to what we would need to pay? Is this normal. I specifically asked when we instructed that everything quoted was including and have emails stating so??
someone or can anyone help advise or provide any guidance?

    Most of those things need doing but,
    You need to compare quites from several conveyancers which include everything.
    Are you buying a flat or a house? You might find some charge extra for dealing with a lease.
    Getting a mortgage? Then yes, you need  them to act on behalf of lender. But many conveyancers include this cost in their headline quote.

    I would be very upset about all of them add-on's when i instructed our solicitors i said point blank i need to know exactly how much i need to pay in full and i wanted it in writing which i signed i was not happy to pay any additional fees

    They usually have to send a breakdown of everything that they're charging - as long as the number at the bottom of the quote matches what you've been given?

    It’s freehold house.. as a FTB we went to several firms... the builder recommended these as said they include all their fees... I contacted them and their itemised list was same as everyone else’s.. but no one mentioned all these extras? So confused what are we actually paying the initial £1900 surveyor bill for if all these other costs? 
  • That seems very very costly. Both our purchases have cost around £500 plus vat, including all searches and fees.

    We're FTB (not doing any RTB, HTB, etc) and our solicitors fees are around £1,300 - but we were quoted before that as high as £1,700!

    My searches alone cost £300-£400 so £500 all in seems extraordinarily cheap. My solicitors costs should end up being around the £1000 mark (purchase only, sold separately last year).

    Well we were quoted £1900 which does include £600 stamp duty so £1300 which we were happy with but then these other costs have reared their ugly heads... have any of you guys had to pay these certain fees for acting on behalf of lender and document fees etc?

    Did you make it clear that they would be acting for the lender as well when you asked for a quote?

    Is your property you're purchasing over 300K? Because you shouldn't be paying stamp duty if it's your first property.

    We've had to pay fees for searches, for having a gifted amount from a parent, for withdrawing our deposit from our LISA, for storing documents on this portal that they use to upload the relevant things that we need - but again, this was all outlined in the breakdown of the cost.
