Family just moved in to new rented place....now owner is sellng already!!! Help!!

I think that you should arrange a meeting with the Landlady ASAP and find out the truth. Regardless of the outcome, you should stay as civil as possible.

I agree that you need to sit her down and ask what's going on, but I would be saving atm assuming that you will need to go. I could very well be completely wrong about this but I thought if the Landlord hadn't protected the deposit that you can sue them for 3 x times the value of the deposit. This may be worth looking into. Clearly if she is in financial difficulties you won't get the money now but if she does sell there may well be funds available from that, which will go some way towards paying for the flooring you put down.0

To be honest, the replies suggesting that you be awkward about viewings and/or "spoil" a viewing to put the buyer off are mildly amusing, but will not help your situation at all.
If she is going to sell, then finding alternative accommodation is your priority.
If you want to spiteful or get revenge, then go ahead. But just be very, very careful - two can play that game and you really want the LL to sympathise with your plight and be flexible, if at all possible.Warning ..... I'm a peri-menopausal axe-wielding maniac0 -
I agree, DFC. Even if the OP manages to put off shedloads of potential buyers, that still won't guarantee that the landlord will let them stay past the end of the agreement & the two months' notice. Given the amount of money they've already laid out, I'd suggest having a civil & honest chat with her telling her what they've heard, explaining their situation & trying to appeal to her better nature, while perhaps also subtley mentioning what hard work it will be to take the floor up after all the effort it took to put it down. Who knows, pricking her conscience might not stop her selling later in the year, but she might be prepared to give them another six months there if she realises the possible alternative is dodgy carpet & upset tenants.
The OP needs to know where she stands asap so that they can start looking for a new property if necessary, but the landlord also needs to know what they've heard. The neighbour may be preempting a decision that's several months down the line, & once the landlord knows the OP's aware of it, she can correct any misinformation flying about & let them know what's actually going on. Flexibility & civility on both sides will make it a lot easier to resolve things than levelling accusations & both sides plotting against the other.BSC #53 - "Never mistake activity for achievement."

LL seems to have issues regarding honesty and knowing what needs to be done when renting out a property. Which makes me wonder if she's filling in a self assessment tax return, it's possible that she's not aware that she has to provide one even if she is making a loss after costs are deducted. She will also be liable for capital gains tax when she sells.

Or the LL's situation could have changed since she let the property!
We can't look at the bare minimum facts we have here and start to make assumptions about the LL's character!

Thank you all for your advice....all is being taken on board! I trust my neighbour as i am very close with her and have been for years, I am actually at the assumption that she mentioned it in front of my neighbour knowing it would get back to me - maybe she is a little worried about telling me upfront. She is not proffesional in dealing with any of this in the slightest and tax being far too expensive apparently was part of the reason. The worst part is i have tried to call her a few times, leaving messages and no response - i have not mentioned the house selling just been very polite asking if we could meet to discuss a few things.
I would not unintentionally intentionally (must correct that, lol, see post below, haha) put off potential buyers but i will be very honest....i mean this is a council estate and problems have happened since i have been here. We also have a small infestation of pharoah ants which we were never warned about before mobving in ourselves. It is a problem that affects every house along our stretch and the council cant seem to fix. Still as we have wanted to settle down we have just worked around these issues but i will not hold back about them if i am asked about the property. It is only fair for a buyer to be aware.
Luckily our flooring is laminate (but still expensive) so i will be taking it with us. And more luck is that we actually laid our bedroom flooring on top of the carpet as it was paper thin.
As for the tenancy agreement being only 6 months, apparently this was part of her BTL t&c's or something or other because i do prefer 12months at a time.
I will keep on at trying to get hold of her though, if it passes xmas and no word i will do the formal recorded delivery letter and keep copies, etc.
Thank you all again for your help....i am just feeling very stressed and even just thinking of leaving at the end of this tenancy if things dont improve.Mummy of 3 lovely munchkins :smileyhea0 -
