    I totally understand where you are coming from but I actually think it is well worth it.
    I see it this way, at the moment we have no land and a very small concrete yard and it takes until midday before the sun even gets into the yard!

    For us to have a chance of spreading our wings so to speak would be marvellous. The amount of land he has offered us is plenty big enough for our needs and will be a massive boost from having no space at all previously. As I mentioned before, a neighbour further up has already done it and has now fenced a large area off and incorporated it into their garden and as far as I know, without any hassle.

    £5000 in todays money is just a drop in the ocean when you consider the rise in house prices. Our house is worth approx £200,000 even without a proper garden and if (fingers crossed) everything goes ok, it will be worth a lot more with a nice sized garden. but thats not the point, the real benefit is the freedom and pleasure it will give us, and thats worth more than £5000 in my eyes :)

    My hubby has been a little taken aback at your replies as he assumed we were getting a great deal right from the start, I however know you are just trying to make sure we know all the pitfalls and in the nicest way and I totally appreciate that.
    What I have said to him and I stand by this, if the land went up for sale at £5000 with a for sale sign on the road, it would be sold the same day.

    I agree with you entirely Ragtime, agricultural land might be £5k an acre, but it normally changes hands in significantly larger parcels than that. Small plots always cost more.

    Plus as you say, you are buying garden land, not a field. Of course this is more valuable. Its not like you can shop around anyway.

    I'd go for it if you think its worth it, only thing to decide is whether to involve planning or not. Might be best to do things properly rather than risk antagonising anyone.

    just to be given the chance to have some space is wonderful in itself and to be honest, if it was smaller and more expensive, I would still do it as this is the only chance we have.
