URGENT HELP NEEDED buying land

  • Well had the meeting and was quite pleased at the outcome. He wants approx £25 per square metre and we will end up with a good sized patch at that price.

    He did mention that he expects us to pay his fees so I had better start saving up :)

    I didn't mention before but further up the road, a neighbour bought some land off him and incorporated it into his garden, I will be having a chat with him later on to see if he had any problems.

  • If you use it as garden, then you have to run the risk that someone will snitch on you to the planning office.

  • i absolutely agree with DFC.Some people near me all bought a little bit of land off the farmer to extend their gardens. There was hell to play and it went to the highest court and cost thousands in appeals . I do know that it was agri land and as has been stated you cannot just move the fence and incorporate it into your garden.The only bit that you may have that is different is that this is green belt and the planning peope are s**t hot here.

    My sister did this a couple of years back. She isn't allowed to use the land for a garden ie with flowers, shrubs, manicured lawn etc. She knew this before going ahead, but is happy as she is allowed to grow veg on it and was also allowed to plant a hedgerow, which is a nice way of fencing it off.

    If she sells it on within a certain number of years, there is a clause which says the farmer gets a percentage of any increase in value.

    The reason being that I could tell from your other posts that you in no way intended to mislead the OP. Your understanding is very, very common as most of us don't realise that land is classified, as far as its use is concerned. Also, there are all sorts of exaggerated stories about Farmers making a fortune from selling their land for development (yeah, right).

    My knowledge is only scant - and comes from my experience as a Parish Clerk in a rural parish, with more than half the land classed as agricultural. I'm not at all knowledgeable, or clever - just know a bit from what I've picked up.

    I think you were lucky - and good on you for that. Around here, you would have absolutely no chance. The "let's keep everything as it is" brigade would have been on to Planning like a shot.

    Interestingly, I have some land at the rear of my property. It's classed as "amenity" which essentially means that it has to remain as a green space - not agricultural, not farmed not ... nothing. Just a green space. We can plant an orchard and put in some "bedding" or borders ..... but that's about it.

    Anyway ... thanks for your kind words. Your contribution here has been a great help as it shows what could be achieved ... my negative comments simply try to point out the risks, if it all goes wrong.

    But then I am a Grumpy Old Woman ;) :rotfl:
