HMRC SA105 Property expenses

We receive our rental income after the agent has taken his percentage (We are NRL's so no tax taken) so I declare the total for the year after management fee is deducted. Do I then list the management fee under property expenses, or have I negated this because I have declared the exact amount I receive after deductions?

    You should declare the gross income prior to the agent deductions.  Then enter the agent fees under expenses plus any other legitimate expenses you may have incurred.

    Buy a book on property tax: There are more than 12 taxes a landlord may pay, don't just worry about income tax.  Read the book & it will likely save you time & money:

    Is your expenses over the £1000 per year that I believe HMRC allows?

    Taxpayers can claim the property income allowance, which came into effect in April last year, giving the property owner £1,000 of tax relief on their rental income, provided they have few or no expenses.3 Aug 2018

    taxpayers can CHOOSE to claim the £1,000 deduction or to claim ACTUAL expenses instead.
    simple maths shows which option is best

    however, as OP states they are under the NRL (gross) scheme, it is also very apparent that OP has got their tax return incorrect if they have declared net receipts after agent commission.
