Don't ask the seller to do it.
They'll bodge it the cheapest possible way.
If the survey's valuation has come back lower than the agreed price, then renegotiate the price based on that. But don't waste everybody's time with trivialities like an hour of a roofer's time.

no, the valuation came back as 5k lower than what we offerred. But the bank's valuation said that it is just enough. so , im thinking ,instead of renegotiating , i will just ask them to just sort the issues, which are mostly minors?0

Thanks, the surveyor also mentioned about completion certificate for the extended kitchen, is that piece of paper important?and if they cant provide it, can i ask about indemnity insurance? just reading some threads about what to do in case, it is not provided. thanks0

The chimney.If I was the seller and you asked me to fix, I'd pay a chap down the pub a fiver to go up and... well, do whatever he felt like doing. I wouldn't care! More likely I'd just tell you to stop wasting my time.But to give you an idea: my odd-job man goes up and fixes loose roof tiles from time to time. Half and hour costs £15. Same for your chimney. A roofer might want scaffolding which is £200+........Completion certificate for the extended kitchen.How long ago was it done? Building Regs can only be enforced in the 12 months following completion.Indemnity insurance will protect against enforcement (see previous sentence), but not against shoddy workmanship.
