    I don't see why they can't start searches straight away. However, the draft contract does indicate that the vendor is serious, and would you really want to spend £££ on searches before receiving that?

    Hi, so apparently my sols has the f&F list all along, he provided me a copy. No issue with the f&f . However, it states in the form that the heating system’s last maintained is unknown(year unknown), can I ask them to have it checked first or what is the right thing to do? Thanks

    If you want it checked then you pay for an engineer to go and check it.

    The pitfalls of buying a property at the current time. Either you or the vendor will need to arrange an inspection. A lack of regular maintenance could be a concern. As the vendor could  be attempting to cover up a known fact.

    Can I ask the seller to have it checked first or to clarify when was it last checked because in their brochure when we viewed the house, it says “new central gas heating”, so i was shocked when they wrote year unknown on when it was last maintained .

    If it is new, you should have the installation certificate. If the installation date is recent, you would not expect it to have been serviced since.

    Hi,
    so he home buyer survey came back, it was saying that the chimney has a redundant flues that needed capping vents??? Can I ask the seller to sort that out before we move in? if anyone is aware, how much roughly will that cost?

    It doesn't need to be done at all, it's just a good idea. It's a trivial job for a roofer to do - up a ladder and fix a bit of metal on the chimney pot. Put it low down on the list of things to sort out after you move in rather than worry about it now.

    It costs however much your local roofers charge for doing a very minor job. It's not really something worth worrying about in the context of a house purchase, you'll have to budget for maintenance costs in general and this is just one of them.
