Could this be extended?

Zoopla property 54598105

Hi wondering if this house could possible be extended out back or into the attic to make into a 4 bed. Not sure this is something that can be deciphered from a photo but thought I'd try for opinions.

Thanks

My view on house buying is that if you need a 4 bed, then buy a 4 bed rather than a 3 bed and try and extend. Of course if there are financial constraints or the house is in an exceptional location then these would be exceptions

Thank you. I couldnt afford a 4 bed as buying alone, and i dont want/need for another 5 or so years, just wondering if it would be possible in the future if i was to go down that route. I dont want to have to move again in 5-10 years.

Of course it can be extended, subject to planning permission. I have no idea what the local planning department's attitudes are like.
However, with all the rest of the money it needs spending on it, I strongly suspect you're going to end up spending far more than it'd be worth.

This would definitely be a better purchase - https://www.rightmove.co.uk/property-for-sale/property-84327863.html

Thank you. I totally understand what you are saying but i am wanting a particular area. And planning to stay their very long term. Not much in the way of do-er uppers coming on the market around here. My top budget would be 127k but wanting to get one to do up ideally.
    Thanks.

It is one of those where it will cost far more to extend than it would to buy another house, even if that is in the future and you take the buying and selling fees into account.

The house costs less to buy than it would to build.

Unless that is an absolute bargain, I wouldn't touch it with the sheer amount of work needed.  Again, cost versus value.

Unless the property in southeast, or someone who really don't want to move or you are in building trade yourself, extension is not a good idea. Multiply 1.5 times sq meters you want to extend + hassle of dealing with builders, buying a bigger place would be much much better. (based on my past experiences)

Why would you want a 4 bed in 5 yrs time?

Basically because i have 3 children, 2 of which are sharing and when my eldest is a teenager i would like him to have his own space. It is just me at the minute working part time hense the low mortgage. The money to do up this current place would be from family. My plan would be to remortgage or fund some other way in 5 or so years to extend. I have family members who have done this. I appreciate all the advice however if i could afford to just buy a 4 bed then i would be doing that.
My.mortgage would be 150 a month less than what i currently pay in rent, and added to the 2-400 i put into savings each month should hopefully allow me to build up some savings for any additional costs, repairs etc.
My only.other route to a 4 bed would be to move again which i dont want to do, or to go the shared ownership route, which would be a more expensive property and cost a lot more in the long run.

I'm not in the building trade myself but have a lot of family who are who have done this thing before who could help me for less than the usual costs, however I'm under no illusion about the costs involved. It wouldn't be an investment it would be a family home, though i appreciate all comments giving me something to consider as i am aware of the ceiling prices in this area and don't want to end up 20-30k negative equity.
