House purchase causing stress-surprise!

I knew this would be stressful but we are having some disagreements here.
My parents are putting alot of money towards my deposit (early inheritance) and hence their opinion does count.
I've previously reported on here that the survey showed asbestos roof tiles. It also showed 10 'reds', 10 'ambers' and 4 'greens.'
My dad strongly believes I should walk away now and not even bother with the asbestos survey.
The sellers have refused to rectify or budge on price over any of the other 10 reds (dodgy electrics to garage, blown window pane, no trickle vents causing mild mould etc) so I'm doubtful they will if we get proof of asbestos tiles either.
He is getting annoyed about that so I'm trying to make him see it's a business transaction and not take the sellers into account.
He felt there would be very little wrong with the house (it's 1930s so I knew there would) and I think he's been shocked and its not worth what he thought.
My feelings are, if the sellers do come down on price to what I'm happy with then I am happy to proceed with the house.
I like this style so any other house is likely to have similar issues.
Is he being too risk averse or am I being too naive?

    Previous thread - https://forums.moneysavingexpert.com/discussion/6110435/anyone-replaced-sbestos-roof-tiles

    Also for context - https://forums.moneysavingexpert.com/discussion/6105610/paid-more-for-less-hassle-anyone-else-done-the-same

Mortgage valuation was £10k below offer, but you weren't bothered.
Is this surveyor's valuation the same?

Asbestos roof tiles would be asbestos cement - the safest form of asbestos there is. The biggest risk is falling off the roof. If the reds you list are the sort of standard of them, then your father's over-worrying.

You would have noticed the blown pane when viewing.
I'd personally happily spend a day or two DIYing the garage electrics, and not care about any BR implications.
Windows without trickle vents... Meh. Just open one every now and then. We don't have trickle vents on the hardwood windows in our house - but we leave things like the loo window latched ajar for the same effect.

(BTW, your parents' money isn't an "early inheritance". It's a gift, pure and simple. It's not any kind of inheritance until they kick the bucket, and there may be IHT and deprivation-of-assets implications at a later date.)

Thankyou AdrainC. Im along the same thoughts as you. Not too worried. Good to get some reassurance.
The roof tiles do worry me more than anything else as it is fact it will cost me more to insure the house with this type of roof and I need specialists if I need any repairs or when it comes to replacing it. I know they are fine if undisturbed.
Yes you're right they are still very much alive so it's a gift! We've been through the care home route very recently with 3 grandparents now so we're all very clued up on deprivation of assets and the legalities surrounding that. My surviving grandparent keeps trying to give me cheques, bless her! And I have to keep declining as she is in care and is a strong old thing that could go on for years yet.

Get a quote to replace the asbestos cement roof tiles. I bet it won't be as much as you fear.

How big is the roof? @Doozergirl could probably give you a reasonable ballpark.

Oh and to answer the question on valuation. The surveyor did not do a valuation as part of the survey.

Along with the roof, is that the worst the surveyor came up with?
Nothing there that'd worry me , garage, window, and vents are all relatively quick and easy fixes.
