Me or estate agent

If someone has took an interest in buying the house, should you make them go though the EA to make an offer or speak to you personally if they want to?

    If you're paying the agent anyway, then let them do it. 

    Our estate agent just got us more than we told her we'd accept.  She paid her own fees with that.   🙂

    Whatever you prefer.

    I would ALWAYS tell them to go through the EA. They will have their wiley ways of getting them to up their offer, plus I find it VERY uncomfortable talking money with a potential purchaser.

    Luckily I’m not paying any fees as I’m going through a scheme, I guess I’ll see what they say when they ring me, if they ring me and go from there. Your correct i suppose I don’t want to be talking money, as I’ve no clue. I know the minimum I’d take so I wouldn’t want to go lower.

    If they do make me an offer and I want it then would I say right you need to put that through the estate agent to make it official?

    I've always just said 'any offers are to go via the EA'. End of. No need to say 'to make it official' as that's not the case.

    That's what we did with our last-but-one house sale.

    The woman viewing made us an asking price offer before she'd even finished looking round. (We'd just dropped the price after a month so knew she was getting it for a good price  ;)

    We thanked her but referred her to the agent as he'd previously warned us she was rather flakey - she'd already had an offer accepted on another property they were marketing.

    In addition, her OH hadn't viewed the house so there was a chance he'd veto things. All worked out well though - asking price offer came in almost immediately via the EA, we accepted and when her OH viewed a few days later he loved it too  :)

    Snap. When I was selling a property I'd inherited and renovated, the last thing I wanted to do was negotiate with an 82 year old lady. The Rottweiler in the back office told me, "I have the price you want, but I can get another £3k, I'm sure."
    So he did that. I've no idea how and I didn't want to know at the time. I expect it may have involved a porkie or two, but as I don't know my conscience is clear. o:)
    Anyway, she ripped out half the new bathroom, so she wasn't short of a bob or two!

    Thanks for the advice, I think I’ll recommend they go through the EA. Hopefully that won’t put them off.
