Purple Bricks

I am considering sacking Purple Bricks and going with a local fixed fee agent. I will have to pay the fixed fee and conveyancing fee for Purple Bricks I think despite not continuing with them. I have queried how much it will be as I hadn’t seen the costs but that’s a different story.

Property has been on the market since 14th Feb. We have had 6 viewings but no offers. Feedback has ranged from ‘just not for us’ to ‘very interested but need to sell our own’. Is it too soon to ditch PB and instruct someone else? I’m questioning everything at the moment. It’s really stressing me out. I have seen a property I really want to make an offer on but won’t until we are in a position to proceed.

    so your property has been on the market for 3 weeks?

    I'm not a fan of PB  but 6 viewings in what could be seen as a challenging market doesn't seem too bad to me.

    It's really too early to be switching estate agents. Though wouldn't have gone with Purple Bricks myself.

    Quick sale. Reduce the price. You need to make your property stand out from the crowd.

    Does anybody set any store by The Advisory website? That’s what’s really put me off online marketing.

    Its a bit of a shame when I've got to go to the listing when it was previously sold to find a picture of your garden.
    I know its not the best time of year for outside space but it does form an important part of your sale information.
    Kerb appeal is lacking a little too...again its not the time of year for outside shots but a few colourful pots of flowering bulbs or something may help to lift it all.
    Maybe straighten your car up on the drive too.....but that's just me liking things in order I  guess

    Internally I  didn't find your pictures off putting ….although I  read talk of a downstairs shower room,again I'd like to see what it looks like.
    You've already got 16 photo which is quite a lot so I would be tempted to maybe lose 2 of the front room...the first picture of the log burner isn't needed as a close up really its far better seen in the other shot....skim down on the kitchen pictures you probably don't need 3.

    so heres the bit I  don't like...what does offers in the region mean to you?
    How much do you want to list it for..in my mind give it a price 
    My definition of in the region of might mean £170 k...yours might be something different...that's why personally I  might not offer or if I  did would possibly start at £165k.....
    is £165k something you would consider?
    Its a genuine comment as without a clear definition on the price it becomes difficult to start negotiations

    Thank you for the feedback. We do need to add a garden picture but we really need to tidy before it goes on. I’ve been trying to get it ready but it’s like a bog just now.

    I have added flowers to the front now. Maybe we should get those retaken. 

    We went with OIRO on the advice of the EA. I don’t like it much either. I’ll take it off now. I wouldn’t take 165K and I agree that expectations on price vary widely.

    Apologies I've just re read my answer...and your response...I didn't mean to insult you with an offer of £165k ...those figures should have been £265k and £270k.....
    I wasn’t offended! In fact the house I am planning to offer on is listed 50K over what I would like to pay and I am fully intending to offer £475K and hope to secure it for 500K.

    I know this area of Cov well and I think your house is stunning inside, but extremely overpriced for this area. I think you need to be more realistic with your pricing.

    Thank you for the compliment, actually we are about 2 streets away from a 100K reduction in value. I’ve lived here pretty much my whole life and know the market. It’s like most of Cov good bits right up against not so good bits.
