    It's definitely a location you want to visit late evening on a Friday or Saturday. If you look down the alley behind the row of shops there are what look like lots of extraction fans / air conditioning units on a building that would be overlooking your rear garden. Noise and smell may be an issue.

    I suspect a £300k offer may get refused out of hand. And, looking at the comparables, no surprise.

    Yes, we are in Burgess Hill at the moment. We were in Hassocks for 5 years in a flat, hence why eldest goes to school there. Unfortunately our landlord put the flat up for sale and.. Surprise, surprise we couldn't afford to rent anywhere else (we had a bloody good deal), so we had to move up to Burgess Hill and got a 2 bed terrace. As life happens we've had another baby so ideally would like 3 beds and a garden as we've got used to having one. We just built up such a life down the road though: school, friends etc. I think we are just going to have to swallow that we will stay up here and have to move schools as my youngest won't get in when the time comes 😒

    My 2ps worth. its been on the market for nearly a year and reduced 3 times, they paid £250k for it in 2014, has the market really increased that much since 2014?
    it's now empty so costing them money and you'd think they'd be getting keen to shift it.
    I'd be starting at £290k, aiming to get for £300k

    for reference we've just bought a house that was listed in Jan 2019 for £350k, we've paid £285

    I agree with gingerdad. Go in low. They can only say no. View it first and ask the agent (face to face) specifically what happened with the last sale falling through. Also there are some good points in this thread about checking out the local shops, alleyways, and how things are on a Friday or Saturday night.

    Thankyou all 😊 Re the shops there are only 2 open at the moment. The wine shop and the chippy. I know this could change though. Also all the teenagers tend to hang out quite further up the road on the High Street, near to the park and Sainsbury local. Keymer is quite a "Well to do" village so wouldn't anticipate any issues.

    Personally I would offer the maximum you can afford at £310k because if they were in the mind to accept lower offers they would have sold it by now. If they say no then you can start to look for somewhere else now rather than having to wait to see if they will accept a lower offer and increasing offers and finding out that they won't.

    Something that has been on the market for a long time can be because the owner wants a certain amount of money and they can afford to wait to get it.  It doesn't mean that there hasn't been a lot of interest and a lot of refused offers.

    Why has this house not sold in a year in that case?
