Our max is 310k. Its purely on the basis that it's where our daughter goes to school, and everything else under/on our max is 2 bed flats (we have a baby too) This is the 1st house that's come on the market that isn't 350k and over 😒seradane said:Don't know the area, but judging by the very miniscule price drops, and the fact they've refused some offers, I would suspect you're not going to get any major discounts on this one. It is laughably overpriced, even paying 300k for it means a loss for you IMO.1

Offer what you can afford if you think it's worth it. The worst that will happen is that they say no.Point out all ongoing payment for maintenance will be avoided, they won't be paying council tax, and you're in a position to move quickly.Potentially all moot poiints depending on their desire to sell for more money that you offer, but you never know.Non me fac calcitrare tuum culi1

Hassocks in Sussex is a fairly sought after area & the house does seem to be in good internal condition & decent size rooms.
As it seems to tick a lot of boxes for you I'd go in at £300k & if that's refused go up in £5k stages 'till I reached my max.
If you're really unsure, try asking yourself how you'd feel if you learned tomorrow that another offer had been accepted & house withdrawn from market. If you'd feel gutted then that tells you how much you really want to secure the house for yourself.The bigger the bargain, the better I feel.

I'm with the 'go in at £300k' club. Got to be worth a punt- they've been on the market a fair old time and have had a sale fall through so who knows?

Thanks for all your advice 😊 Hassocks/Keymer is a very sought after location. It's the village location on the commuter line that does it. I really really don't want to move my daughter out of her school so will try anything!!!0

The rear access to the small parade of shops runs alongside next door but one. That may be what's putting people off. There's a 'food and wine' shop, a chippy, and a cafe. I'd be looking REALLY thoroughly (mind your fingers!) for laughing gas canisters, needles, condoms, empty bottles/cans, etc.
You might want to also check about shop deliveries. Not sure if lorries/vans will fit down there, but you may get them arriving early morning. They ain't going to be quiet! Don't forget they also may turn into things like Indian takeaways in the future.

It also looks like it's very close to a church hall so there may be parking problems and noise . Also people parking for fish 'n chips at outside. May not be a deal breaker if it's the best you can afford but worth being aware.Decluttering, 20 mins / day Jan 2024 2/20

I think it's a fair price for the area, Burgess Hill is roughly the same price for a terraced house, Haywards Heath, slightly more. It's the price we pay for living in Mid Sussex with good rail links to London and Brighton.0

I suspect a £300k offer may get refused out of hand. And, looking at the comparables, no surprise.
The only thing around £300k within a mile is this 3bed flat above a shop.
