Viewings after offer

Most people view twice before offering. Most people will want to view again before exchanging.
Partly to check you've not trashed it (usually with the line of 'want to measure up...') so they don't have to say they want to check you've not done anything untoward, and partly cos of excitement, and partly cos someone (their mum, Aunt Flo, perhaps their solicitor, or just a nosy neighbour who saw you chucking out something, or even someone on here(!)) has advised them to view again before exchanging.
Long viewings are unusual, but then they're possibly spending hundreds of thousands of pounds so I'd be bending over backwards to accommodate them. If it was a fifth or sixth viewing, nah, that's taking the pee a bit. But third? Normal.
Agreeing a completion date is pointless. It gives you no more security (unless you exchange before allowing them to view again).
You're overthinking it

We viewed our current house four times prior to buying it. But it was a new build so no one else to involve.
The house prior to this we viewed a couple of times and would have liked to view again but the vendors had a young baby so we didn't want to put them out.
I certainly don't think that asking for another viewing is out of the ordinary.0 -
CheckDigit said:I suggested to the EA that they can view the property again after we agreed on a completion date as this would give me confidence that that they are serious.
I don't really understand your logic.
You suspect that your buyers may not be serious about buying your property, so you're not going to let them view it again. How will that help the situation?
TBH, it sounds like you're trying to "teach your buyers a lesson", because they've offended you in some way.
That's not a good selling strategy - people can get offended when other people try to "teach them a lesson". And it makes them more likely to walk away.0 -
We've previously had potential buyers view three times before offering and - on a different occasion - people whose offer we'd accepted viewing four further times prior to exchange.
In the second example the sale went ahead with no issues, they just wanted to 1) measure stuff 2) take pics 3) bring the in-laws round and 4) talk about stuff they hoped we were leaving behind. Why they couldn't have done all that in one visit escapes me, lol!
We've also previously had viewings that took over two hours

My solicitor told us to go and have another viewing before we exchanged in case we had changed our minds. Seller was great who welcomed us in to her home at the drop of a hat to make sure we were happy.0
