    Clearly you cannot rely on verbal discusions, as it is easy for one side to change what they said or deny they said it.
    Any agreement to Surrender a tenancy Early should be in writing and should specify the terms (date, rent due till X date, any other costs etc). But it sounds like you have nothing in writing, so the LL can change things as he goes along.....
    Just because the rent is £300 does not mean the cost of Earky Surrender must be the same. It can be any reasonable amount. For example maybe it costs the LL £340 to pay his letting agent to find a new tenant.
    The fact is, the LL is being generous in allowing you to leave early after signing a 12 month contract.
    As for what date the tenancy will end (this month, Feb, whenever) that is a matter for negotiation. There is no rule, since the only 'rule' is that you must pay 12 months rent!
    If you leave the property as clean as when you moved in, there should be no deduction from your deposit. The inventory should show how clean/dirty it was at the start. The check out report should show the same when you leave. 'Professional cleaning' is not needed. If you disagree over whether it is clean enough wen you leave, use the deposit scheme arbitration process. See
