Help, studio flat

I don't know if it's right to wrote here but i need your help please.

I had an SHORTHOLD TENANCY AGREEMENT for a studio flat for 12 months and i moved out after 5 months, 4 months I lived in and the 5 i lived in another flat. I speak with my landlord face-to-face and he said that it's ok and the agent will let me know what to do.

The agent call me after one month after I speak with my landlord and he said that i need to pay £340 ( deposit ) as a surrender. In the same time the landlord said that he will pay that amont just for the flat to be free early ( i don't know if it's true ) Even that's weird because the deposit should be one month rent, I didn't paid yet because i don't have the money due to my change of job and earnings in the same time. ( That's why i moved out. ) 

After the call, 5 days later i recive a call from landlord saying that the flat was a mess even if I clean it before moved out, i leave it there a mini bed, rest of the things i took it. I said that i will go again to make a clean but i cleaned allready and i don't see the point to clean it again, now he is keep calling me 2-3 times per day, every day, which is horrible.

P.S: At the beginning of tenancy i didn't paid any deposit, just a reposit of 69 pounds, my rent was £300 p/m
I was a tenant
I didn't sign any inventory list at the beginning of tenancy.

  • You are liable to pay the rent for the full 12 months, unless the landlord accepts an early surrender. You are likely to be liable under your tenancy agreement to leave the flat in a clean condition without rubbish or leftover belongings.

    Why did you move out of the property? Were you sub-letting or was the property left vacant?

    The landlord was agreed to leave early just if i pay the deposit of 340 pounds

    I left the property because i was degraded at my job and now I'm earning less and i moved out with some friends where i pay less.
    The property was left vacant and i cleaned before moved out. I stayed there 4 months, in 4 months you cannot do such mess, I believe that the landlord just trying to take more money from me. He was sending to me a message saying that the professional cleaning will be 180 pounds and if i wish to continue with this

    I will pay that fee for surrender but i don't understand why i need to pay 340 pounds when my rent per month was 300 pounds.

    My only worry is that about professional cleaning because i know that i left the flat as clean as i could
    I would need to recive a receipt if i will sent the money through bank account? I'm afraid that he will say that i didn't pay afyer i will do 
  • Be grateful your landlord isn't asking for the full remaining term.

    Your bank statement will be the receipt.

    You do realise properties get dirty / dusty even if no-one lives in them? You may have given it a quick clean when you moved, but it's been gathering dust since you moved out as I assume you haven't been going to clean it.
    Mortgage started 2020, aiming to clear 31/12/2029.

    You agreed a minimum term of 12 months. So your LL can legally ask you to pay a further 7m rent if you wish to void the contract. The notice period after that would be a month, so that's £300. In effect, he's charging you £40 for breaking the lease, rather than £2100. Sounds like a very good deal for you?
    Without an inventory or photos, he will have difficulty proving that proffesional cleaning is necessary, and he cannot take this out of your deposit, since there wasn't one.
    If you left a bed without his agreement, he can charge you for it's disposal.
    No free lunch, and no free laptop ;)

    The thing is now he is saying that was 395 and not 340, he is saying this after i paid him the money for surrender. What can i do?

    Also he is saying that i need to pay and rent for February when i let him know from December that i will move out
