No house viewings in first 4 weeks

Hello, our house has now been on the market for 4 weeks and we have not had a single viewing. Our Zoopla viewing figures are now at 900 but nothing. The property is on at a reasonable price- in line with others in the area. The estate agent tells us to be patient but we are starting to feel disheartened. Do we need to relax or is realistically the only answer to reduce price?

It can't be reasonably priced. It's possible, I guess, that the pictures are really bad but should get viewers if it is in the correct ballpark even if that doesn't result in offers.The first few weeks are prime time for a good flurry of viewings. We've always had at least a few viewers on the first weekend. It can depend on the size of the local market but I'd be gutted if we didn't have at least one.Do you have a rightmove link for the house?Everything that is supposed to be in heaven is already here on earth.

Looks well presented and the local area seems nice. I don't know the area but if you've had no viewings at all I think it has to be price-related.

It looks nice if a bit 'grey' for my taste, even if it is the current fashion! One thing may be Zoopla states it was sold for £165k in Aug 2018, have you done some work to it? If not is 12% increase in that timescale reflective of property prices in that area?4 -
Is it normal for houses in your area to be leasehold rather than freehold?
If not, I would say that could well be the problem.

You are spoilt for choice around your area and your house doesnt stand out for the price you are asking. Several others not much more expensive than yours have much larger kitchens, light airy extensions etc. Yours is nicely presented but no wow factor that buyers around your price point are looking for.3

Very nice internally, so can only think it's the leasehold that is putting folk off, as it seems there's another house on same road up at the same price, so wouldn't image it's vastly overpriced.
It might help to have details of lease on listing, length & cost of ground rent & service charges if any. There are houses in my area that are leasehold, but come with a 999yr lease, which is considered virtual freehold & these tend to sell just a well as fully freehold properties.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.1 -
Is there no floorplan? But perhaps I am being dim as Rightmove is usually my first port of call. If there isn't one, that would be offputting to me as I want to see the "flow" of a house. For example I can't envisage how you get from the kitchen to the dining room - do you have to carry plates through the lounge area?

Are there a lot of new builds in your area? If so, you will be in competition with the offer of a hefty interest free loan for 5 years. Even though the (new build) houses are overpriced.
