I think it is the price and the cladding.

I think it looks lovely - its not the presentation that's putting people off. A bit of wallpaper that can easily be replaced shouldn't be putting people off. Is there any external space with the Flat?
Can't comment on the price - have others in the block been sold on? What does your estate agent Say?All shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.0 -
Removing that paper is going to be a real pain for someone who's never done before.

I think a lot of people are scared of buying flats at the moment, partially the safety but mostly the worry "can i get a mortgage?" and "will i be able to sell it?" At the moment i don't think there is much you can do other than cross fingers. it is well presented and i would much rather have yours despite no balcony that the other flat someone postedAn answer isn't spam just because you don't like it......1

Yes, it's mentioned twice.AnotherJoe said:I see no mention of parking is there any?
Bear in mind, I read that and I might be a buyer and I missed it.
So might others.P.s.if the cladding might be an issue but has been signed off or whatever, put that in teh bullet points as well "XYZ approved cladding"3 -
Don't think it's the pugs. It looks lovely inside. I agree with @AnotherJoe about flagging up the cladding if it is appropriate.

As someone who has bought a flat in Langdon Hills last year, I'll give my opinion as a local. I think it's over-priced. We paid £226,000 for a much bigger, top floor flat in a quieter area. For me, that area is too close to the town centre, but still a bit of a walk to the station. It's ground floor, which puts a lot of people off, and it has the kitchen in the living room (why, oh why do developers insist on this in new build flats??)It does look very well presented though, but I do think it's too much money.2
