Vendor has not appointed a solicitor

    You're being unreasonable.  If the chain isn't complete, then there's no point in anyone appointing solicitors.  Chains tend to form from the bottom up.  Sit tight and don't spend any money until that point.  In the meantime, nothing wrong with you keeping your eye open for properties without a chain.  Just in case your vendor is a bit of a Goldilocks.

    In any event, a memorandum of sale has about as much credence as a post-it note with a smiley face on it.

    Said it a hundred times. The major thing that causes stress, pulling hair out, frustration, etc is deadlines. Especially deadlines for the sake of deadlines. Please be patient. It takes as long as it takes.

  • My bad. We immediately instructed our solicitor as soon as our offer has been accepted. I didnt know, we are FTB. Guess I already lost few £ with that.

    They can't do anything yet anyway as the vendor doesn't have a solicitor. 

    There could be a bunch of reasons why they don't have a solicitor ready. Although we're going on the market in a few weeks and already have ours ready to go. It's not the hardest decision in the world really. I wouldn't be on the market without knowing which solicitor we'd be using first.

    So the issue is, and you'll find this when you want to sell this place, is when you want to buy your next house then no-one will take you seriously until you have sold your current one.
    The vendor will have the same issue, they can look round houses, but their offer is extremely unlikely to be taken seriously until they have accepted their offer on their property, which they now have with you. This means they can now start looking, putting offers in and finally getting accepted. BUT what if the person they are buying off need to find a place? 
    This is what you call the chain. Sometimes the chain can be just 2 people, sometimes it can be 4 or 5+. 
    Until the chain is ready, you should not spend any money. You should, once every week, ask the EA for an update on the chain. When they say the chain is ready, go for it.
