Vendor has not appointed a solicitor

We are FTB , Our offer has been accepted, I instructed our solicitor to start the process however he got an email from the EA that the vendor has not yet appointed any solicitor so he can’t send the Memorandum of sales yet. It is making me think if they are really serious into selling their house. What should we do?

Is the vendor chain-free? If not, what is the status of their onward purchase? I wouldn't spend any money on conveyancing until there's more visibility.

I had a buyer who took ages to appoint a solicitor, wasn't straightforward as he was returning from abroad etc etc , they did get on when I started muttering.0

Has your vendor found a property themselves yet?
How far has your mortgage application progressed? Little point in starting legal work as yet.2 -
Didn't the EA explain why the vendor hasn't appointed a solicitor? For example, it could be because the vendor is waiting for the chain to be complete, before starting the conveyancing process.1 -
The vendor is looking for a place still . Is this worth waiting for? I know it might take forever and I am scared if they wont find anything, they might not sell the house. How likely is this to happen.0

I would back off, leave the offer in place but carry on looking for a property.3

Catch 22. Little point in looking seriously until ones own property is sold. Then it's a question of what the position is of the vendor above. It is really frustrating when you are so ready to buy a property but then you will be caught up in a chain.0

I just really hope this sale will push through. I will give them 2 weeks to hire a solicitor for the memorandum of sale, with that I would know that they are sincere even just for a bit.0
